Vardy Property Group has purchased the freehold interest in 20 acres of agricultural land on the edge of Berwick upon Tweed at East Ord, just off the A1.
The land has been allocated for B1/B2 employment use, and may be suitable for alternative uses either in part or as a whole. This acquisition is Vardy Property Group's first strategic land purchase, and will be held for future development, subject to planning.
Whilst there are no immediate plans to develop the site speculatively, we are considering a number of options at present, and hope to generate interest from occupiers either to purchase or lease completed buildings, which can be developed to meet individual requirements.
Location
The site occupies a prominent location on the A698 approximately 2 km (1.25 miles) west of Berwick-upon-Tweed Town Centre and only 0.5 km from the A1 Junction.
Berwick lies adjacent to the A1 which provides excellent access to Edinburgh (58 miles) and Newcastle upon Tyne (62 miles).
Site Description
The site overlooks the roundabout junction of the A698 and B6435. The site comprises approximately 8 hectares (20 acres) with access gained directly from the A698, the principal road between the A1 and Berwick Town Centre.
The site adjoins a mix of residential, trade and industrial uses. The Tweedside and East Ord Industrial Estates which represent Berwick's foremost employment locations are both in close proximity to the site. Nearby occupiers include Jewson, Peugeot, Plumbcentre and John Deere.
The site can be made available as a whole or in serviced plots.

Terms are available on both a leasehold and freehold basis. Design and build opportunities to suit specific occupier requirements.
Planning
The site lies within an area allocated within the Berwick-upon-Tweed Local Plan for employment development for the use of offices or light industry (Class B1), general industry (Class B2). The site may be suitable for a variety of alternative uses subject to planning permission.
